Automatic 7+ night rate: Seven-night and longer stays are automatically priced at the weekday rate throughout, with no weekend package surcharge. No request is needed.
Automatic Early Bird: 15% at 90+ days, 10% at 60+ days, or 5% at 30+ days. It appears automatically when eligible dates are selected—no request needed. After the booking request is created, sign the agreement and pay the deposit within seven days to keep the discounted price. Otherwise, the discount expires and the stay must be repriced or rebooked. Once secured on time, the discounted price remains part of the booking.
Pay in full: 10% off when the stay is paid in full instead of using the standard deposit.
Book direct: 10% off by keeping the stay here instead of paying Airbnb or VRBO platform costs.
Midweek: 20% off Sunday–Thursday nights.
Extended stay: 10% off 4+ nights or 20% off 7+ nights.
Last-minute opening: 15% off an available stay beginning within 7 days.
Off-season: 20% off eligible January–March stays.
Returning guest: 10% off a future stay.
Guest referral: 10% for the new guest and 10% for the guest who referred them.
Rebook before checkout: 15% off the next stay when requested before the current checkout day.

One promotional discount applies per stay. When several qualify, the live price automatically uses the one providing the greatest savings. The automatic 7+ night weekday rate is base pricing and does not count as the promotional discount.

Payment, cancellation & refunds

Confirming a public-rate stay: The signed rental agreement and a 20% deposit confirm the reservation. The deposit is normally due within 24 hours after the booking request is created. For an automatic Early Bird price, both the signed agreement and deposit are due within seven days after the request is created or the discount expires and the stay must be repriced or rebooked.
Friends & Family stays: Choose either $25 today with the balance due seven days before arrival, or pay the full total today. Both choices include a separate $50 refundable security deposit.
Remaining balance: Due seven days before check-in. For a stay started within seven days of arrival, payment in full is due upon approval.
Late payment: We send one reminder and allow a 24-hour grace period. If payment is still missing, the dates may be released.
Full refund: Cancel by 4:00 PM Eastern Time on the day before check-in—at least 24 hours before arrival—for a full refund of amounts paid.
Inside 24 hours: The applicable reservation payment—$25 for Friends & Family or 20% of the approved pre-tax public stay total—is retained. Any remaining amount paid is refunded.
How to cancel: Send written notice by email or text. A cancellation is complete when we receive it and send confirmation.
Refund timing: Approved refunds return to the original payment method; bank or card processing time may vary.
If we must cancel: If the cabin becomes unavailable and we cannot provide the stay, all amounts paid are refunded.

Fannin County guest notice

Quiet hours: Sunday–Thursday, 10:00 PM–6:00 AM; Friday–Saturday, 11:00 PM–6:00 AM. Keep outdoor voices and amplified sound low, and turn outdoor sound equipment off during quiet hours.
Zero tolerance: No firearms, explosives, fireworks, uncontained or unattended fires, house parties, keg parties, excessive noise, disruptive behavior, or excessive speeding. A violation may require the group to leave immediately without a refund.
Parking: Park only in the designated area on the rental property. Never block a road or right-of-way.

Eligible Friends & Family pricing is applied automatically when the entered phone number matches the private discount list. Dog fees or other required costs appear only when they apply to that rate. Estimated taxes and government lodging fees are shown separately and added when a stay is booked. Cancel at least 24 hours before the 4:00 PM Eastern check-in time for a full refund. Inside 24 hours, the applicable reservation payment is retained and the remaining amount paid is refunded. The separately listed refundable security deposit is $50 for Friends & Family stays and $300 for public-rate stays; it is normally refunded within seven days after checkout, less documented damage, missing property, rule-violation costs, or excessive cleaning.
